Valencia has recently received a fair amount of press as an ideal city to live in, retire and work remotely. Therefore, the city has experienced a substantial inflow of immigrants (non-Spanish citizens), and good housing is in high demand.


Finding an apartment or house that meets a newcomer’s expectation will be lengthy, require multiple viewings, and contracts will be in Spanish. 


Communications from the realtor or property owner are rarely returned in a timely manner, and negative facts about a property will not be revealed. The diligence process is rarely performed.


Spanish real estate brokers will generally only show prospective tenants or buyers, properties for which they have been mandated, and many times take fees from both sides, (the landlord/owner and the tenant/buyer).


Renting or buying a property is an emotional and economic endeavour. 


We want the emotional side, (the dream, the visual) to match the economical side, (the finances, the affordably) that is why our property search services are designed for you to feel comfortable with your property journey, with your new home. 

For Tenants

  • We spend time with you to develop a search brief based on your wishes, lifestyle, requirements, housing needs, affordability, length of stay and Spanish visa status.


  • We review your financial wherewithal, income history, employment status, savings and investments, and package the information to present to the landlords.


  • Most apartments for rent belong to Spanish individuals and not to professional landlords.


  • Spanish landlords are not familiar with foreign income sources and thus many times will require: substantial up-front rental payments; 6-month+ deposits; a bank letter of credit; rental insurance.


  • Our searches involve: contacting our extensive network of real estate agents and landlords, going through the public property portals and the agents’ websites. 


  • We present the result of the property search to you, identify the best matches; arrange and attend the viewings.


  • Once a property is selected, we will make an offer, submit all the tenant information, review the rental contract, send through proof of payment, attend key hand over and final walk through.


  • We manage your expectations throughout the search, and will reduce the burden of finding a rental apartment or house.


  • We communicate promptly, regularly update you, and are flexible if the search brief needs to be adjusted or changed.

For Buyers

  • We understand that buying a home is one of the most important decisions you will ever make, especially if it is in a foreign country. 


  • We will meet with you to thoroughly understand your specific individual needs, property requirements, financial budget, overall lifestyle, your today and your tomorrow. 


  • We will develop a bespoke search providing detailed market information, best neighbourhoods, different types of buildings/houses, new built vs 2nd hand, the light refurb vs major works, all to find the most suitable property for your new home.


  • Our searches are broad yet detailed, and are always based on your requirements. We tap into our extensive network of reputable real estate agents, private owners, new built projects, as well as public property portals.


  • We shortlist the best properties, we arrange and attend the viewings, we give you our professional opinion on each property, and if the initial search is not successful, we continue.


  • When we have found the property you adore, we will begin the diligence and negotiating phase. In almost all cases the price will be negotiable. We will work with you to prepare an offer or multiple offers to reach the ideal price. 


  • We diligence the property and the building by obtaining the right information from the management company, ‘the catastro’ (government land database), ‘the nota simple’ ownership and clear title, and a technical architect’s assessment.


  • We view the property with you as many times as needed for you to feel completely comfortable with your upcoming purchase.


  • We guide you through the Arras contract, which is the Sales contract. (The Arras contract is between the buyer and the seller and usually has a 10% down payment). If you are soliciting a mortgage, it is best to have a mortgage in principle before signing the Arras.


  • We continue the process until completion, key handover, and settling in. All final property sales transactions are at the Notary office, and in front of the Notary for legitimacy, payment, transfer of title and registration in the land registry.
